![]() ![]() YOU CAN SELF DIRECT YOUR PENSION PLAN/IRA TO INVEST IN REAL ESTATE This may suprise you but this little known fact about wealth accumulation could change how you view your current wealth accumulation planning. By law, through a self directed pension plan, you are allowed to purchase not only stocks, bonds and other financial instruments with tax deferred dollars but have the option to include real estate, residential or commercial, the income and apprecation accumulating tax free until you begin withdrawals. Most stock brokers and bankers talk about diversification using a three legged stool analogy of stocks, bonds and cash. We take you a step further, adding a forth leg... real estate. Advocates of stock market investing never talk about this fourth leg. Why is that? Two reasons, the first is they don't get paid if you buy real estate so why should they talk about it. Even though the advantages of real estate in a pension plan are its potential high rate of return, added diversification and lower risk over the long run, the first reason becomes the second reason. The income stream from real estate will almost without exception outperform that of the stock market as well as CD income. In its simplest form, the self directed pension plan is one in which it is your money and you call the shots. There are, however, required steps to be taken to satisfy legal requirements. Some activities are not allowed. You cannot transfer property you already own into the plan. You cannot buy a residence and rent it out to yourself, that is "self dealing," a prohibited transaction. You cannot lease a space owned by your plan. These "traps" apply to your family members, except for siblings, as well. Your financial advisors, your attorney and accountant are the ones qualifed to answer questions regarding any concerns you may have. I would welcome the opportunity to meet with them at any time. The report contains the same Information as it appears on my 2007 tax return and can be verified by my accountant and tax return upon request. The portfolio balance reflects a strong asset/liability ratio with a more than 50% equity position with the aggregate terms of the mortgages less than fifteen years, thus the Fifty Fifteen corporate name which is the track we run on. The equity position of at least 50% and fifteen years or less of mortgage lengths are requirements of our charter. Assuming the **valuation stated in the illustration, the net worth of 2.8 million exceeds the 50% requirement. I have been in real estate investment activities for over twenty years. Have been successful, served a long apprenticeship, earning my bona fides through hard work, knowledge and fair dealing, not hype.
